The 2018 International Residential Code for One- and Two-Family Dwellings is a revision of the 2015 International Residential Code for One- and Two-Family Dwellings. The 2018 IRC for One- and Two-Family Dwellings has a brand new edition that is not simply a reprint of the 2015 IRC. This code includes important changes to the text and figures that have been made since the 2015 IRC. The 2018 IRC for One- and Two-Family Dwellings also has many other changes that have been made since the 2015 IRC. These changes are important because they improve the understanding of the code, increase clarity, and enhance usability. The 2018 IRC for One- and Two-Family Dwellings includes significant changes in the provisions for egress and emergency escape. The new provisions have been revised to require a secondary exit, which must be a window, door, or similar opening to provide a second means of escape in an emergency. There are also changes to the escape window requirements. The new provisions also require an emergency escape and rescue opening in every sleeping room of a dwelling unit that is located on the first story or basement of a building. These changes are intended to improve occupant safety. There are also significant changes to the energy provisions in the 2018 IRC for One- and Two-Family Dwellings. These changes require buildings to meet higher insulation requirements for attics, roof/ceiling assemblies, walls, floors, and windows. The new provisions also require new buildings to meet more stringent air infiltration requirements. These changes are intended to increase the energy efficiency of buildings. The 2018 IRC for One- and Two-Family Dwellings also includes significant changes to the provisions for construction, water supply, sanitation, and waste disposal. The new provisions are intended to protect against health hazards that may be associated with buildings, such as food contamination, mold growth, inadequate light, and inadequate ventilation. These changes include requirements for exterior and interior drainage systems, water supply systems, plumbing fixtures, kitchen sinks, laundry facilities, water heaters, sewage disposal systems, and garbage disposal systems. The 2018 IRC for One- and Two-Family Dwellings also includes significant changes to the provisions for construction materials. The new provisions require stricter limits on air leakage and infiltration, thermal transmittance, water penetration, water vapor diffusion, and thermal resistance. These changes are intended to improve the durability of buildings and reduce energy consumption.

This comprehensive code comprises all building, plumbing, mechanical, fuel gas and electrical requirements for one- and two-family dwellings and townhouses up to three stories.

The IRC contains many important changes such as:
  • An updated seismic map reflects the most conservative Seismic Design Category (SDC) based on any soil type and a new map reflects less conservative SDCs when Site Class A, B or D is applicable.
  • The townhouse separation provisions now include options for using two separate fire-resistant-rated walls or a common wall.
  • An emergency escape and rescue opening is no longer required in basement sleeping rooms where the dwelling has an automatic fire sprinkler system and the basement has a second means of egress or an emergency escape opening.
  • The exemption for interconnection of smoke alarms in existing areas has been deleted.
  • New girder/header tables have been revised to incorporate the use of #2 Southern Pine in lieu of #1 Southern Pine.
  • New tables address alternative wood stud heights and the required number of full height studs in high wind areas.
